One of the benefits of living in Houston is the many options of places to live within your price range. With the recent introduction of City Centre just on the other side of I-10, and the growing, populous family area that is Spring Branch East and the Katy area booming just across the beltway, it’s downright amazing that Spring Branch West has maintained a level of affordability that rivals its neighbors in Bunker Hill, Katy and Hedwig Village.

Much like its Spring Branch East neighbor, Spring Branch West has a similar level of diversity, and a price tag that is equally affordable (median rent is $707 vs. Spring Branch East at $712). City Data also tells us that most of the houses were built between 1950 and 1989 and the value of detached houses averaged nearly $545,000.

The area itself is markedly a family neighborhood. A quarter of the population is school-age (K-12) and the average household size is about 3 people. 57% of households are family households. What’s the median year that any given homeowner moved in? 1996. Families come and stay and the most common occupations for men and women in this area are construction and sales respectively.

As this area expands and the proximity to commodities escalates, Spring Branch West is sure to be an even more valuable place than it is now. If you’re looking for an area with maximum exposure to luxury and minimal cost, look no further than Spring Branch East’s sister neighborhood near the Beltway!
